Belmont

Belmont sits at the north end of our coverage, and it gets the same crews and the same standards as a job ten minutes from the shop. The terrain here is close cousin to San Carlos: steep lots, split levels, and backyards that are more hillside than yard.

Raised decks solve a lot of that. A properly framed deck on concrete-set posts gives you flat, usable outdoor space where regrading would cost far more, and stairs and railings make the rest of the slope reachable. Below it, a retaining wall and a drain line keep the hill where it belongs.

For the planted portions we favor drought-tolerant material and drip irrigation, with weekly or every-other-week maintenance to keep it from going shaggy between visits.
