Mountain View

Mountain View yards are usually compact and heavily used, which is a good combination for hardscape. A paver patio and a short seat wall can take a strip of patchy grass nobody enjoyed and turn it into the part of the house people actually sit in on a summer evening.

We plan drainage before we plan pattern. On a small lot with the house close to the property line, where the water goes when it rains matters more than the stone you pick, so the base gets pitched away from the foundation before a single paver is set.

For the planted areas we lean on drip irrigation and a smart controller. Less water, fewer wet spots against the fence line, and beds that keep their shape between our maintenance visits.
