Sunnyvale

Sunnyvale's mid-century tracts came with irrigation systems that are now well past their design life, and it shows up as brown patches that no amount of extra watering fixes. We audit the system zone by zone, find the broken heads, cracked laterals, and mixed lawn-and-shrub zones, and fix the coverage before anyone talks about new grass.

Once the water lands where it should, the lawn decision gets easier. Some Sunnyvale clients go to fresh sod over properly graded and amended soil, others go to artificial turf and stop watering the front yard entirely. We quote both honestly, including what each one costs to keep.

Our weekly and every-other-week maintenance routes already run through Sunnyvale, so adding a property to the schedule is usually a matter of days, not weeks.
